ALP Green Building Journey: Leading the Way in Sustainable Industrial Developments

ALP North Logistics Park

From the very beginning, sustainability has been at the core of ALP North Logistics Park’s development. By the time construction was completed in October 2018, ALP had achieved its first IFC EDGE certification, setting a new standard for environmentally conscious building practices. Today, we proudly stand behind the development of 70,000 sqm of modern, Grade A, IFC EDGE-certified industrial buildings.

What is IFC EDGE Certification?

IFC EDGE (Excellence in Design for Greater Efficiencies) is a green building certification system designed to make buildings more resource-efficient. To achieve EDGE certification, buildings must meet strict standards in three key areas:

  • Energy Efficiency: Buildings must show at least 20% savings in energy consumption compared to conventional buildings.
  • Water Efficiency: Buildings must achieve at least 20% savings in water usage.
  • Material Efficiency: Buildings must guarantee at least 20% less embodied energy in building materials compared to standard practices.

How ALP Meets IFC EDGE Standards

ALP has fully embraced these standards, integrating sustainable practices into every aspect of our development projects. Here’s how we’ve met the IFC EDGE requirements:

Energy Efficiency: 41% Savings

  • Solar Panels: We have installed solar panels across our facilities, significantly reducing reliance on non-renewable energy sources.
  • LED Lighting Systems: Our warehouses are equipped with energy-efficient LED lighting, which consumes less power and lasts longer than traditional lighting.
  • Skylights and Insulation: By incorporating skylights to maximize natural lighting and using high-quality insulation, we further enhance energy savings.

Water Efficiency: 52% Savings

  • Rainwater Harvesting: Our developments include innovative rainwater harvesting systems, capturing and using rainwater for non-potable purposes.
  • Low-Flow Plumbing Fixtures: We use low-flow fixtures to reduce water usage without compromising functionality.
  • Efficient Water Management: Advanced water management practices confirm that our facilities use water efficiently, reducing overall consumption.

Material Efficiency

  • Sustainable Construction Materials: We focus on using sustainable, low-embodied energy materials in our construction processes. This includes sourcing materials locally to reduce transportation energy and using recycled and sustainable building materials wherever possible.
  • Less Embodied EnergyALP North Logistics Park achieved 50% less embodied energy in materials, significantly reducing the environmental impact of construction.

Predicted Savings and Recognition

Our sustainable initiatives at ALP North Logistics Park have resulted in significant utility savings, projected at nearly $3,000 per month. These savings effectively cut operational costs by almost half. Additionally, the park achieved 41% energy savings and 52% water savings, showcasing the effectiveness of our green solutions. These accomplishments earned us the “Best Logistics/Industrial Development” award at the 2019 African Property Investment Summit.

As Kenya continues its industrial development, the role of companies like Africa Logistics Properties (ALP) in promoting sustainable practices becomes increasingly important. ALP is not just building warehouses; we are leading a movement towards a more sustainable future in African logistics and industrial development. By choosing sustainable practices, we prove that environmental responsibility can go hand-in-hand with business success.

Spotlight on Sustainable Tenants

One notable tenant drawn to ALP because of our commitment to sustainability is eBee Africa. As the first electric bicycle seller in Kenya, eBee Africa shares our vision for a sustainable future. The green and cost-efficient facilities provided by ALP have been instrumental in supporting eBee Africa’s operations, aligning with their mission to promote eco-friendly transportation solutions. This partnership underscores the tangible benefits of ALP’s sustainable initiatives and highlights the growing demand for environmentally responsible warehousing solutions.
